GENERAL INFORMATION
Dallas Ridge RV ("Park," "we," "us") provides short-term RV site use under a host/guest arrangement and not as a landlord-tenant
relationship. By reserving or occupying a site at Dallas Ridge RV Park, each guest ("Guest," "you") agrees to these Terms & Conditions.
These Terms apply to all occupants and visitors on Park property and are in addition to any posted rules and regulations on-site or
provided at check-in.

RESERVATIONS, PAYMENTS, AND CANCELLATIONS
​- Reservations may be required for all 7 sites and are accepted on a first-come, first-served basis, subject to availability and Park approval.
- Guests must provide accurate contact information, vehicle and RV information, number of occupants, pets, and expected arrival/departure dates/times when reserving.
- All fees, including site rent and any additional charges are due as specified at booking or check-in and must be paid in full before or at arrival unless otherwise stated in writing.
- Cancellation terms: Our policy is a non-refundable $50 deposit, but if canceled within 24 hours of check in time, you will receive a credit for a future stay. This credit will expire after one year of issuance.

CHECK-IN, CHECK-OUT, AND SITE OCCUPANY
- Standard check-in and check-out times are chosen at booking. Early check-in or late check-out may incur additional charges and is subject to availability and prior approval.
- Guests must check in with management upon arrival via text message and provide identification if requested.
- On the day of registering, the Guest must occupy the site reserved, holding a site for someone else without management approval is prohibited.
- Maximum occupancy per site, including adults and children shall be established by the Park and must not be exceeded.
- Only one RV is allowed per site unless management specifically approves an exception in writing.
- Sites may not be reassigned, sublet, or transferred to any third party without the Park's prior written consent.

USE OF PARK AND RV SITES
- The Park is intended for short-term stay use only.
- All RVs must be in safe, operable, and reasonably well-maintained condition; management may refuse admission to RVs that are unsafe or in disrepair.
- All sewer, water, and electrical connections must be made in accordance with applicable codes and Park instructions, including the use of proper sewer collars, backflow prevention where required, and approved electrical cords and adapters.
- Guests shall keep their site neat, clean, and free of trash, debris, and hazards; no permanent structures, decks, fences, or alterations to the site or utilities may be made without prior written Park approval.
- Storage of items outside the RV should be minimal and limited to customary camping equipment; accumulation of junk, appliances, or inoperable vehicles is not allowed.
- Clotheslines, open storage, or other unsightly displays may be restricted or prohibited at management's discretion to maintain a clean and safe environment.

RULES OF CONDUCT AND SAFETY
- Guests and visitors must conduct themselves in a respectful and orderly manner, avoiding excessive noise, abusive language, disorderly conduct, or any behavior that disturbs others.
- Quiet hours are 10pm to 6am in the Park; during quiet hours, noise (including music, generators, and outdoor gatherings) must be kept to a minimum so as not to disturb neighboring sites.
- The use, possession, or distribution of illegal drugs is strictly prohibited anywhere on Park property.
- Firearms, fireworks, explosives, and other hazardous materials may be restricted or prohibited; where allowed, all use must comply with state and local laws and any Park-specific rules.
- Campfires and charcoal or wood-burning devices may only be used in designated areas or approved fire rings and are subject to local burn bans and Park rules; all fires must be attended at all times and fully extinguished when not attended.
- Guests must comply with all safety notices provided, including any flood, severe weather, or emergency instructions, and must be prepared to move RVs if Park management or authorities' direct evacuation or relocation for safety reasons. Guests are responsible for obtaining their own weather updates.

VEHICLES, TRAFFIC, AND PARKING
- All drivers on Park property must have and provide Park management a copy of a valid driver's license and required insurance on both the tow vehicle and RV, as mandated by Arkansas law.
- Speed limit within the Park is 10mph and must be observed; driving must be cautious due to pedestrians, pets, and children.
- Parking is allowed only on the Guest's assigned gravel site; parking on roads, grass, neighboring sites, or utility areas are prohibited.
- Additional vehicles, trailers, or boats may require prior approval and may incur additional fees or designated parking.
- Repair of vehicles or RVs on Park property is limited to minor emergency repairs; major mechanical work, fluid changes, or body work is not permitted unless approved by management.

PETS AND ANIMALS
- Pets are allowed only if kept under control at all times and in compliance with Park rules and any local ordinances.
- Aggressive or dangerous animals, as determined in Park's sole discretion, are not allowed and may result in immediate removal from the Park with not refund.
- Pets must be kept on a leash when outside the RV unless in a designated off-leash area; pets may not be left unattended outdoors.
- Guests must clean up after their pets immediately and dispose of waste properly; repeated failure to do so may result in termination of stay with no refund.
- Excessive barking or disturbances caused by pets may result in the Guest being asked to remove the pet or vacate the Park with no refund.
- Guests are responsible for any injuries or damages caused by their pets.

UTILITIES AND SERVICES
- Availability of utilities such as electricity, water, sewer, W-Fi, and trash service are updated on the Park's website; certain services may not be available at all times or at all sites.
- Interruptions of utilities or services may occur due to maintenance, weather, or factors beyond the Park's control; fees are generally not refunded for temporary outages.
- Guests must use utilities safely and reasonably, avoiding overloading electrical systems or misusing water or sewer connections.

PROHIBITED ACTIVITIES AND GROUNDS FOR REMOVAL
- The following are examples of act of default or violations that may result in termination or your stay and immediate removal from the Park, without refund of prepaid fees:
- Failure to pay fees or charges timely when due.
- Providing false information on any application or registration.
- Violating any rule, regulation, or provision of these Terms.
- Committing serious misconduct, nuisance, or criminal acts on or near the property.
- Damage or threat to the safety, health, or property of other guests, staff, or the Park.
- Park management reserves the right to refuse service to anyone and to require any person to leave the Park for any violation of these Terms or Park rules, or for behavior that endangers others or disrupts Park operations.

NO LANDLORD-TENANT RELATIONSHIP
- Occupancy at the Park is under a host/guest arrangement for services rendered and does not create a landlord-tenant relationship or any rights of tenancy under Arkansas landlord-tenant laws.
- Guests acknowledge that they are transients using RV sites for recreational purposes and agree to vacate the site upon expiration or termination of their stay or upon request of Park management in accordance with these Terms and applicable laws.

LIABILITY, RISK ASSUMPTION, AND INDEMNITY
- Use of the Park and its facilities is at the Guest's own risk; Guests are responsible for securing their property and vehicles.
- The Park, its owners, and employees are not liable for injuries to persons or pets, or for loss or damage to vehicles, RVs, or personal property from theft, accident, fire, flood, weather, utility failure, or any other cause, except to the extend liability cannot be disclaimed under applicable law.
- Guests agree to release, indemnify, defend, and hold harmless the Park, its owners, and employees from and against any claims, damages, losses, costs, or expenses (including attorney fees) arising out of or related to Guest's use of the Park, including actions or omissions of Guests, occupants, visitors, or pets.

COMPLIANCE WITH LAWS AND REGULATIONS
- Guests must comply with all applicable federal, state, county, and local laws, regulations, health codes, and ordinances while on Park property.
- Guests must also comply with all Arkansas health department regulations applicable to recreational vehicle parks, including any requirements related to sanitation, spacing, and site use.

CHANGE TO TERMS AND RULES
- The Park may modify these Terms, rates, and Park rules at any time, with updated versions posted on the Park's website, or otherwise provided to Guests; continued use of the Park after notice constitutes acceptance of the changes.
- Where feasible, material changes affecting current stays will be communicated to affected Guests in a reasonable manner; safety-related changes may take effect immediately.

GOVERNING LAW AND DISPUTE RESOLUTION
- These Terms and any disputes arising from or related to your stay at Dallas Ridge RV Park shall be governed by and construed in accordance with the laws of the State of Arkansas, without regard to conflict-of-law principles.
- In any legal proceeding to collect unpaid fees or obtain possession of a site, the Park may seek to recover its reasonable costs and attorney fees to the extent permitted by Arkansas law.

ACKNOWLEDGEMENT
-By making a reservation, entering the Park, or occupying a site, you acknowledge that you have read, understand, and agree to be bound by these Terms & Conditions and all Park rules and regulations, including any amendments or additions made from time to time.
